PANGS OF NEW YORK

-

STINKER building alert! Does wellness hype sell New York City apartments? Apparently not. Warning: these prices might make you sick. Leonardo DiCaprio’s (right) former West Village bachelor pad just got another price chop. It’s now asking $7.5 million — far less than the $10 million DiCaprio paid for the sleek pad back in 2014. (If that sounds bad, just think about the penthouse triplex. It once asked $50 million but last sold for

$14 million.) The threebedroom, 2½-bathroom pad is 3,663 square feet. It’s located at 66 E. 11th St., the Green Delos Building, which was once marketed as the city’s original “health and wellness” luxury condo, with more than 50 built-in wellness amenities. If you’re wondering, they’re everything from vitamin C-infused showers to purified air and water, herbariums in the open chefs’ kitchens, posture-supportive floors, bio-based sound insulation, in-duct aromatherapy and “dawn simulation” from “proprietary” circadian lighting. DiCaprio was so into it that he even joined the board of Delos Living, a nonprofit promoting wellness in real estate. (Delos developed the building.) Spirit guru Deepak Chopra also bought a unit and joined the board. Other board members include Bob Roth, CEO of the David Lynch Foundation, politician Dick Gephardt, former secretary of the US Department of Veteran Affairs David Shulkin ,SR Capital’s Scott Resnick and golfer Greg Norman. DiCaprio’s former unit opens directly from a keylocked elevator and boasts 11-foot ceilings, oak floors and a main bedroom’s ensuite spa bathroom with a soaking tub and radiant floors. The building comes with a charming terracotta facade and just six units. DiCaprio sold his bachelor pad for $8 million to Michael Viola, the son of billionaire Vince Viola. That means DiCaprio took a $2 million hit on his investment while Michael is now listing for half a million less than what he paid for the property in 2016.The listing broker is Paula del Nunzio of Brown Harris Stevens.
