Committee to review zoning district proposal

FAYETTEVIL­LE — The city Ordinance Review Committee will discuss a new zoning district meant to revitalize a stretch of College Avenue.

City staff members have proposed rezoning College Avenue from Maple to North streets to urban thoroughfa­re-light. The proposal was the result of three Planning Commission meetings and public input.

The zoning would allow walkable, mixed commercial uses and limit residentia­l density to 18 units per acre, according to informatio­n from the city. Building height would be limited to four stories, instead of specific feet.

City officials began pursuing the rezoning in the midst of a renovation project that has brought wider sidewalks, more lights and trees to the east side of College Avenue from Maple to North streets. Work is underway to do the same on the west side.

The stretch’s zoning is antiquated and incompatib­le with most of the lot sizes, city officials have said. The new zoning is meant to encourage a wider variety of developmen­t and give College Avenue more of a welcoming feel.

The meeting will be at 4 p.m. Monday in Room 326 at City Hall, 113 W. Mountain St. The focus will be on the parameters of the new zoning district. The City Council will take up the second reading of the rezoning ordinance Tuesday.
