Pro­posed Stoney Brook de­vel­op­ment on site of old pal­let fac­tory in Rogers

ROGERS — A pub­lic hear­ing was held Tues­day con­cern­ing a pro­posed de­vel­op­ment at an old pal­let plant on Stoney Brook Road.

The hear­ing was held dur­ing the meet­ing of the Plan­ning Com­mis­sion.

King­man Land LLC sub­mit­ted a plan for the project on the north side of Stoney Brook.

The res­i­den­tial mul­ti­fam­ily de­vel­op­ment will take up 21 aces and con­sist of two phases, ac­cord­ing to Rogers at­tor­ney Bill Watkins, who rep­re­sents King­man. The first phase will have 224 units while the sec­ond will have 134, Watkins said.

The land will be ex­pen­sive to de­velop be­cause it will re­quire a lot of de­mo­li­tion, Watkins said.

Watkins said the prop­erty isn’t vi­able for sin­gle fam­ily projects, so his client’s project may be one of the only ways to make the project a prof­itable one.

“If not this, what is go­ing to be there?” Watkins asked.

Watkins said he un­der­stands the neigh­bor’s traf­fic con­cern and he con­ceded traf­fic will be a prob­lem. “Traf­fic is al­ways a con­cern,” Watkins said. “Traf­fic on Stoney Brook is an is­sue to­day.”

Watkins said some­one is go­ing to even­tu­ally de­velop the prop­erty.

The plan­ning staff ap­proved the plan.

Roger Kidd said he’s not against de­vel­op­ing the prop­erty, but he’s against King­man’s pro­posal.

Kidd was mainly con­cerned the project con­sisted of three-story build­ings. Kidd said he could sup­port the project if the build­ings were two-story.

Kidd also said he would pre­fer the project in­cluded block walls in­stead of iron and wood fenc­ing.

Plan­ning Com­mis­sioner Don Spann said it was only a con­cept and not a fi­nal one so peo­ple will have other op­por­tu­ni­ties to ex­press their opin­ions con­cern­ing the project.

Also, the com­mis­sion­ers voted to ap­prove a per­mit from the Rogers Gun Club for an out­door gun range at 700 E. Walker Road.
