Builder reveals plans for Packing District townhomes
Luxury homebuilder Toll Brothers has unveiled new details about its townhouse community The Brix in The Packing District.
Dr. Phillips Charities, the landowner and master developer for the 202-acre mixed-use district, announced last year they had selected Toll Brothers for the townhouse site adjacent to the new city park and YMCA. The two executed the $5.15 million sale earlier this month.
“We’re super excited,” Toll Brothers Division President Brock Fanning said. “To work with Dr. Phillips Charities has been amazing. They’re so professional, so easy to work with.”
Toll Brothers selected the name Brix as a reference to the industrial transitional urban-inspired design, which features brick exteriors, and for its literal meaning as a unit of measurement in the juicing industry.
The Cannery apartments, the first residential component in the district, are slated to open in March. The townhomes represent the first opportunity to buy homes in the transitional area.
“Dr. Phillips owns a big portion of the Packing District, so it’s going to be a whole new area,” Fanning said. “And this is like the start-up. So now it’s very industrial, but, eventually, it’s going to be just an extension of College Park.”
Plans call for 135 townhomes across from the
YMCA, which is under construction now, on the southeast corner lot on John Young Parkway and Princeton Street. Fanning said they opted to go with a three-story design using a tuck-under garage to maximize density and create an urban setting on the compact, 8-acre site.
The Brix will offer 16-foot wide models and 20-foot wide townhomes ranging in size from 1,388 square feet to 1,975 square feet, all with the option of adding a rooftop terrace overlooking the park, lake and urban farm to the south.
Construction plans should be submitted to the city shortly to allow for a spring groundbreaking. Fanning said the models and sales center will open in the fall. Sales will launch this summer with base prices starting in the mid $300,000s.
Retirement community wraps up revamp
Longwood retirement community Village on the Green is wrapping up an extensive $56 million expansion and redevelopment plan, starting with a recently completed health center.
The nearly 100,000-square-foot health center at 515 Village Place will open in March. Dubbed “The Oaks,” the facility adds 48 skilled nursing beds, 36 assisted living apartments, and 18 memory-care suites to the 80-acre senior living community in Seminole County’s Wekiwa Springs neighborhood.
Rachel Blumberg, Village on the Green’s executive director, told GrowthSpotter prospective residents can move into community through life care contract, but they’re not required. Sales for the residences are going fast, she adds
“We’re averaging three deposits a week, and expect to be full by the end of the year,” she said.
The community is part of the nonprofit organization Lifespace Communities Inc., based in West Des Moines, Iowa. The organization oversees a portfolio of 15 continuing care retirement communities across eight states. In Florida, Village of Green is one of five Lifespace communities, and the only one in Central Florida.
Village on the Green broke ground on the health center in 2019 after announcing the expansion and renovations in 2017. The overall scope of the project includes the new health center building and 20 villas, each with two bedrooms, a two-car garage and walk-in closets.
A new wellness center with physical and occupational therapy, a refurbished auditorium, and a renovated clubhouse with three new dining venues are also part of the renovation and expansion. Residents have access to fitness programs such as yoga, Tai chi and aerobics as well as crafting rooms for art projects.
