2-year-old house has views, open floor plan

The house at 306 Park Edge Drive in Findlay was a pleasant surprise for Margaret Howe when she and her husband, Dennis Taylor, moved in two years ago.

“I am from New Zealand and a two-story house was new to me. They do not build a lot of two-story homes for single families there,” she said, noting that the city of Pittsburgh was another surprise.

“I expected Pittsburgh to be dirty, gray and smoky. I was surprised how pretty it is. It’s very lush in the spring.”

Now the retirees are on the move again, and have placed the four-bedroom, 3½-bath house on the market for $424,900 (MLS No.1258467) with Matt Durbin of PPM Realty ( 412- 343- 6206 or ppmrealty. It is open by appointmen­t.

The L-shaped house has a two-story, 17- by-12-foot entry and solid maple floors throughout the first floor. The open plan reveals the 20-by-17-foot kitchen with white cabinets, granite counter tops and a statement range hood. Ms. Howe likes the Samsung fiveburner range, Sharp drawer microwave and Bosch dishwasher with a cutlery tray on top. “It gets the cutlery a lot cleaner,” she said.

There is no formal dining room, but the adjacent 16- by10-foot space fits a large table for six. Custom cabinetry allows for its use as an office and the great room is nearby.

The 25-by-16-foot great room features a gas-log fireplace and large windows with arched tops that offer views of the landscape.

“Not many of the houses in the neighborho­od seem to have a covered patio,” Mr. Taylor said. “Ours faces west and we get beautiful sunsets every night.”

A nearby laundry room has a Samsung washer and dryer at comfort height thanks to matching pedestals.

The second floor has four bedrooms, three bathrooms and neutral carpeting.

The 22-by-12-foot master features extra tall ceilings with dormers and a master bath with ceramic and glass tile, espresso-colored cabinets and white counter tops. A soaking tub sits under a trio of windows. A glass shower has a combinatio­n rainshower head and hand shower.

The other three bedrooms range in size from 12 by 10 feet to 14 by 11 feet. The 30by- 26-foot basement is unfinished.

“The plumbing is there if someone wants to finish it,” Mr. Taylor said. “Supply lines and sewer are installed. It has heat and airconditi­oning.”

The property’s assessed value is $360,000 (www.allegheny.pa.us/RealEstate/ GeneralInf­o.aspx). Over the past three years, two houses have sold on Park Edge Drive, one for $400,000 in February 2012 and the other for $405,000 in August 2014 (www.realstats.net).

The ⅓- acre lot has public sewer and water. The owners say it is close to shopping.

“We go to Robinson Town Center 7-8 miles away,” Ms. Howe said. “There is also a new Walmart the same distance away in Moon.”
