Festival of Homes offers tours of more than 50 new houses

Every year, the Builders Associatio­n of Metropolit­an Pittsburgh holds the Festival of Homes (pghfoh.com) for two weekends in September. From noon-5 p.m. Sept. 1617 and 23-24, visitors can tour more than 50 model homes in Allegheny, Beaver, Butler, Washington and Westmorela­nd counties.

Lorien Fields in Penn Township, a new developmen­t by Ryan Homes (ryanhomes.com), features paired villas with a first-floor owner’s suite that start at $210,000 and single-family homes that start in the low $230,000s. Four models will be on tour and the houses have a 10-year structural warranty.

The villas have an open floor plan, engineered hardwood floors and a two-car garage. The 10- by- 7foot kitchen has an attached 10- by9-foot dinette and laundry room and the island is enhanced by decorative corbels. The kitchen opens to the 15- by- 17-foot family room,

which is the heart of the home.

At Autumn Ridge in Plum, Ryan Homes is building the same two-story farmhouse model available at Lorien Fields. Though the homes can have as many as five bedrooms, the decorated model has three bedrooms, 2½ baths and almost 1,500 square feet of living space.

Prices start in the upper $220,000s.

The main level has an open floor plan, a 15- by- 14foot great room, a 10- by- 10foot kitchen, an adjacent 7by- 10-foot dinette and access to a two-car garage. Home purchases in the culde-sac community include a driveway, landscapin­g and finished sidewalks. Informatio­n: ryanhomes.com.

In Murrysvill­e, the Meritage Group has the Villas at Heritage Estates on the tour. The veteran builder is building 30 paired patio homes on two streets. The model at 4701 Cooper Lane has a brick front, an entry with a vaulted ceiling and an optional second-floor loft. The dining room features hardwood floors and a large bank of windows. A half wall separates the dining room and kitchen.

There, richly stained cabinets reach to the ceiling for plenty of storage. A rear sitting room is accessed through glass pocket doors and beyond that, through a pair of french doors, is a patio.

R. A Snoznik Constructi­on will feature the Village at Stonegate in Penn Township with 40 villas starting at $394,000. All have first-floor master suites, eatin kitchens and options for fully finished entertaine­r’s basements and sunrooms. Buyers can choose granite counters, hardwood floors and crown molding.

The model home has a two-car garage, front porch, living room, formal dining room and loft. The kitchen opens to a large family room with fireplace wall.
