Homes offer stone accents, flexible floor plans

The Festival of Homes, which begins this weekend and continues Sept. 23-24, features more than 50 new houses, the majority of them in the North Hills. Only three are in the western suburbs and two of those are by Ryan Homes (ryanhomes.com).

Arbor Trail in Robinson has townhomes beginning in the $190,000s and Fayette Farms in North Fayette is a single-home community where prices start in the $260,000s.

Townhouses at Arbor Trail come in three models. The Wexford with three bedrooms, 2½ baths and 1,658 square feet; The Roxbury with two bedrooms, two baths and 1,500 square feet, and The Rosecliff, the largest with three bedrooms, 2½ baths and 1,740 square feet.

All three models have groundleve­l garages, open floor plans and build-out options that include room extensions, alternativ­e layouts and upgraded finishes. The alternate layouts affect mostly the second levels, especially the owner’s suite and secondary baths. The lower levels can be finished out with optional recreation rooms, full bathrooms and powder rooms.

In the mid-priced Roxbury, engineered hardwood floors, a stone feature wall and molding are accented by recessed lighting. An arched window brings interest to an otherwise nondescrip­t hallway.

There are plans to develop single-family homes in Arbor Trail with prices starting in the upper $200,000s. The developmen­t is in the Montour School District.
