Plans for a new outpatient center near St. Clair Hospital will be considered next week by the Mt. Lebanon zoning hearing board.

Due to growth in recent years, the hospital is proposing the construction of a $70 million, 180,000-square-foot ambulatory care center with clinics, a surgery and urgent care center, and 220 parking spaces.

The center would be located in both Mt. Lebanon and Scott, on property near St. Clair that the hospital purchased at the intersection of Bower Hill Road with Wren and Firwood drives.

“No decisions have been finalized and no formal plans have been approved,” hospital spokesman Robert Crytzer said.

St.Clair is reviewing options for the property and consulting with local officials to determine the viabilityof the project, he said.

Scott officials earlier this year sent a letter supporting the realignment of the intersection with Wren Drive to accommodate the building plans.

The project will get a public vetting during a hearing at 7:30 p.m. Thursday in the Mt. Lebanon municipal building, where the zoning hearing board is set to consider a request forthree variances.

The requests are for a height variance to 55 feet, a parking design variance, and permission to mount two 120-square-foot signs. Because the property is zoned R-2 residential, hospitals are a conditional use withinthe district.
