Local company will buy your house for cash in three easy steps

- By: Beth Vassallo

As a founding partner of HomeBuyers of Pittsburgh, Ryan Scialabba says that his company doesn’t just buy and sells houses, but seeks to solve problems for its customers.

“Sometimes people inherit a house that they don’t want,” he said. “We can help them get rid of the stuff inside of it and navigate through the probate process. We’ve also helped people who were facing bankruptcy and foreclosure. Some of our customers just evicted tenants from a rental property and the place is trashed and others are just done with their house. They’re tired of the maintenance and don’t want to put any more time or money into it.”

HomeBuyers of Pittsburgh can help with all of these scenarios and more.

“If people are looking for a fast solution and cash in their pocket, then we’re usually the route to go,” said Mr. Scialabba.

Those interested in selling their homes to HomeBuyers of Pittsburgh can take the first step in the easy threestep process by filling out an online form on the company’s website or calling the office. Someone answers each phone call live - usually operations manager Todd Knepp or acquisition manager Bryan Bercik - and they’ll ask for basic information about the house including the number of bedrooms and bathrooms and its overall condition.

“After the phone call, we’ll look the house up online - usually on Zillow, the county website, etc,” said Mr. Scialabba. “If it meets our requirements and presents a win-win for both us and the homeowner, we’ll schedule a house tour.”

During the house tour, which is the second step in the process, Mr. Scialabba and his team consider the age and condition of the roof, note what cosmetic changes need to be made in the kitchen and bathroom(s) and then work the numbers backwards.

“We’re transparent with the homeowner about how we get to the offer,” said Mr. Scialabba. “We’ll show them recent sale prices in the area and discuss how much money we think we’ll have to put into the property in order to bring it back to its full potential.”

If the homeowner accepts the company’s offer (the third step), the closing can be in as little as 21 days and there aren’t any commissions or fees.

“Our price is our price. There aren’t any hidden fees,” said Mr. Scialabba. “And when we make an offer, you can be rest assured we’re going to buy.”

HomeBuyers of Pittsburgh doesn’t just solve problems for its customers, but also for the neighborhoods in which it buys and sells.

“Oftentimes, we’re buying in neighborhoods where people take a lot of pride in their homes and we’re usually buying the eyesore,” said Mr. Scialabba. “Our renovated houses sell at the highest price in the area 100 percent of the time.”

Since its inception, the company has bought and sold more than 100 homes in the Pittsburgh area including some recent properties in Fox Chapel, Highland Park, East Liberty, Bethel Park, Baldwin, Whitehall and Greentree.

And while each property presents its own unique set of challenges and opportunities, Mr. Scialabba said that the best part is always the same.

“My favorite part of the process is when the seller wants to walk back through the house after it’s renovated and they love what we’ve done,” said Mr. Scialabba. “Oftentimes, they can’t even believe that their house could look that good.”
