Developer plans to add 300 apartments at SouthSide Works
An Indianapolis developer is proposing to build a 300-unit apartment building on a 2.3-acre tract of land at SouthSide Works near Hot Metal Street.
TWG Development LLC is planning 45 studio, 159 one-bedroom, and 96 two-bedroom units as part of the $44.9 million complex, which would be built at Sidney and Sarah streets behind 3025 East Carson St.
Pittsburgh Urban Redevelopment Authority board members are expected to vote Thursday on whether to authorize 90 days of exclusive negotiations, with another 90-day option, to pursue a deal.
According to a report accompanying the URA board agenda, TWG responded to a request for proposals issued in March 2017.
Under its plan, 10 percent of the apartments would be affordable to households at 80 percent of the area median income. The rest would be market rate.
The five stories of apartments would be built above an at-grade 185-space concrete parking podium. Tenant amenities would include a pool, fitness room, grill and barbecue area, and bicycle storage.
According to its website, TWG is a real estate development company formed in 2007 to develop,
own and manage housing communities in the Midwest.
So far, it has completed $333 million in projects, with another $184 million in development or under construction, and $154 million in the pipeline. That translates into more than 2,200 units that have been finished and another 1,700 in the pipeline.
TWG’s complex at SouthSide Works would be its first in Pennsylvania. Its work to date has been concentrated in Colorado, Illinois, Indiana, Iowa, Michigan, Missouri and Ohio.
It would add to the growing number of apartment buildings that have been completed or are in the works at the South Side retail, entertainment, residential and office complex or other parts of the South Side.
They include a 319-unit apartment complex being built at Station Square by a subsidiary of Trammell Crow Co. At SouthSide Works, Detroit-based Village Green Associates built a 264-unit apartment development and Oxford Development erected 117 units. Developer Ralph Falbo added another 56 units.
