The Home Buyers of Pittsburgh team recently worked with a Baldwin homeowner to sell a home that they were inheriting through an estate.

“We got a call from a local real estate agent who knew the family actually” said Ryan Lauer, acquisitio­n manager, Home Buyers of Pittsburgh. “The agent knew that was an area we buy in and that we could help with the estate (probate) process so we went out the same day to take a look at the house”.

When the company receives a call from a homeowner or, in this case a real estate agent, they do an initial qualificat­ion of the property. They look at the neighborho­od, style of home, beds/baths, square footage, etc. and then look at other comparable homes in the area to see what the house would be worth after the renovation is completed.

“We knew the neighborho­od on this one very well, as we’ve bought a few properties close by” said Mr. Lauer “Once we get to the house we just like to take a 20-30 minute tour to get an estimate on the cost of renovating it so we can dial in our offer”.

As the team walks through the house, they lean on their extensive background in real estate and constructi­on to figure out the cost of renovation­s needed. Most of the homes they buy need updated kitchens, baths, flooring, paint etc. Other times, the homes need extensive repairs from the roof to the foundation, which might include french drains and wall anchors.

“This particular house did need a good bit of renovation­s. The house had the same owners for many years and a lot of times they just can’t keep up”. said Ryan “But on this one, we also have to redo a large deck off the back and fill in a pool - on top of the normal interior renovation­s”

Once the Home Buyers of Pittsburgh team figures out their renovation costs, they are able to present an offer to the sellers. Most of the time, this is at the same appointmen­t.

“I like to sit down with the sellers and talk about their wants and needs. I’m always aiming for a win-win situation” Said Mr. Lauer “So we talk about the timeline for closing, them being able to leave unwanted items in the house etc., and the price we can pay”.

In this particular situation, the sellers had concerns that they would have to close too fast and that they might be leaving money on the table. That was quickly alleviated when the agent let them know it was a very fair offer and Mr. Lauer reminded them they can extend the closing out however long they need.

After closing Mr. Lauer said “All in all, we were able to close on their 90 day timeline and help great people through a tough situation. They are excited to see the house after the renovation­s are done and we can’t wait to show them”.
