Neighbor’s ‘guest house’ on Los Angeles Avenue priced at $110,000

Pittsburgh is a city where it’s often cheaper to buy than to rent. That’s especially true for homes priced between $100,000 and $150,000. The two-story house at 2332 Los Angeles Ave. in Beechview has two bedrooms, one bathroom, stained-glass windows and a $110,000 price tag. The property (MLS No. 1485666) is listed with Molly Keady of Berkshire Hathaway HomeServic­es (412-853-9492 or www.thepreferr­edrealty.com).

The owner, Kola Adebiyi, raised his children across the street and is chief executive of Optimum Investment and Properties Management. He said he purchased this house for visitors, relatives he figured would find a house more comfortabl­e than spending long periods of time in a hotel.

“This was my guest house. I used to have a lot of people from my country,” he said.

Built in 1930, the two-story, red-brick house has a covered front porch and stainedgla­ss windows in the living and dining rooms that reflect the Craftsman style. The same goes for the beautiful yet utilitaria­n staircase leading to the second floor.

The living room flows into the dining area, which has a bumpout bay crowned by a window with a tulip motif. The two rooms are connected by new laminate flooring that resembles gray oak.

The small kitchen has a gas stove, a refrigerat­or and laminate counter tops with a double stainless-steel sink under the kitchen window. A door leads to the deep backyard, which has great soil for a garden, according to the owner.

The two bedrooms upstairs have neutral wall-to-wall carpeting and ceiling fans. The full bathroom has a shower-tub combinatio­n with acast-iron bathtub in excellent condition.

The owner said he raised his children on Los Angeles Avenue, sending them first to

Banksville Elementary and then to South Hills Middle School. But with his children grown up, he decided to sell his guest house across the street.

“I decided to reduce my assets because I’m getting old,” he said.

The property’s 2021 Allegheny County assessment is $51,300. Over the past three years, seven houses have sold in the 2300 block of Los Angeles Avenue for prices ranging from $45,000 in July 2018 to $137,000 in

Beechview is a Pittsburgh neighborho­od located just southwest of the Liberty Tunnels. In addition to a Port Authority LRT line on Broadway Avenue, the neighborho­od boasts the Beechview-Seldom Seen Greenway, a hidden gem of a park for walkers, climbers and those who do slacklinin­g. Beechview has a wide variety of bars and restaurant­s and the city’s largest Latino population.

Los Angeles Avenue and surroundin­g streets offer ample street parking and

lots of hills. As Kola said, “In Pittsburgh, you can’t get away from the hills.”
