But what if that snail’s pace was more an issue with individual motivation and work ethic than an issue with the process itself? When asked about what she does between the agreement and closing, Danielle explains, “After the initial contact with the seller, I follow through with the municipal requirements and ensure I have the correct information and necessary paperwork. Each borough has its own set of requirements, so they vary from file to file. Once I’ve confirmed I have what’s required, I complete the required paperwork and request payment for processing. I’ll also begin scheduling dye tests and both lateral and occupancy inspections.”
Now, it bears mentioning that Danielle has done everything she just spoke about before her lunch break. At this point, she has to wait for the tests and inspections to be completed, but don’t assume that her time is idle. She’s just describing the process for one client. And she handles multiple clients daily, sometimes up to 30.
“Once the tests and inspections have been completed, I confirm the borough has everything they need to satisfy the municipal requirements so they can send out their closing package,” Danielle says. “While I’m confirming the borough is up to speed, I’ve got the title company on the other line making sure they have everything they need from our sellers or buyers so they can clear the file for closing. If anything is incorrect or missing, we’ll rectify that as soon as we’re aware of it so the closing date isn’t delayed. It really is a team effort to ensure closing goes as smoothly as possible.”
HomeBuyers of Pittsburgh’s primary focus is on alleviating any concerns or stress their clients might have. So I’m curious about what she does to ease the client’s mind through this process. “The most important thing I do for our sellers is reaching out to them within 24 hours of signing the agreement and introducing myself. I take the time to explain stepby-step what will take place from then on. I answer any questions they might have and ask if they have any pressing concerns at the moment.” Danielle says, “Before we get off of the phone, I give them my personal cell phone number and let them know that if anything at all should arise, no matter how small it might seem, they can text me or call me day or night and I’ll do whatever I’m able to remedy the problem as fast as I can.”
