Last year, for the first time in many years, homeowners had a tough decision to make when considerin­g selling their home. With the average interest rate for a mortgage doubling throughout the year from a low of 2.96% to a 6.73%, home buyers and home sellers both struggled to keep up with the changing market.

With home prices settling back towards the pre-covid range and the days on market stretching to a more balanced market, a lot of sellers that had high expectatio­ns of multiple offer situations or quick sales were left disappoint­ed. While buyers that were equipped with higher down payments and more time to make a decision found themselves able to score “deals” throughout the year - which hadn’t happened in the previous two years very often.

The team then sets up a home evaluation, where they spend time with the homeowners figuring out the value of their home and the best route to sell. Once an option is picked, they move to closing on the sellers timeline.

“It seems to me that a lot of the interest rate increase dust is settling here in the Pittsburgh market.” Said Mr. Scialabba “I believe that we’ll head into the Spring 23’ market in a balanced way.
