Summit Estates ,cambria being developed, tule River homes coming

There’s a housing boom of sorts going on right now on the westside of Portervill­e as two major housing projects are being built.

On Mathew Street just north of Tule River the Summit Estates developmen­t continues being developed by Smee Homes. Meanwhile just west of Westwood on Henderson the Cambria developmen­t being developed by San Joaquin Valley Homes is underway.

The first phase of the Summit Estates just to the north of the second phase ongoing now on Mathew was completed 10 years ago. Now part 1 of phase II which includes 74 lots. Only seven lots of those 74 lots were available to the public as of Friday morning.

Those 74 homes continue to be under constructi­on while just to the south of those lots, work has begun to prepare building another 100 homes which will make up part two of the second phase of Summit Estates for a total of 174 homes.

“They’re in a nice area,” said Jackie Hillen, a realtor for Melson Realty, the realtor for the homes. “The area is very desirable.”

The homes range in size from 1,619 square feet to 3,471 square feet ranging in price from $278,900 to $443,900. All of the homes include at least four bedrooms and two bathrooms.

The model home is 2,995 square feet, two stories with four bedrooms, three bathrooms, an open floor plan and a four-car garage. The 3,471 square foot homes are two stories and include four bedrooms and five bathrooms. Cambria San Joaquin Valley Homes (SJV Homes) and Presidio Residentia­l Capital had a grand opening for Cambria last month. The new developmen­t will include 80 singlefami­ly detached garden homes on 15 acres.

“The beautiful homes at Cambria offer a wide

variety of options and upgrades for growing families as well as empty nesters,” said Danny Garcia, vice president of sales at SJV Homes.

Cambria will offer modern single-story homes ranging from 1,297 to 1,597 square feet with open floorplans, three bedrooms, two bathrooms and two-car garages in Mediterran­ean, Tuscan and traditiona­lly styled exteriors. Prices start in the low $200,000s.

The project is a joint venture with Presidio Residentia­l Capital, a San Diego-based real estate investment company that funds 100 percent of the projects and operations of SJV Homes. Tule River project The Tule River Indian Housing Authority and its partner, Self Help Enterprise­s, has received a federal grant of almost $1.2 million a year over 10 years to develop affordable housing for Tule River Tribal members. The developmen­t will be located in the city limits of Portervill­e.

The project will include 15 single family units and 25 town houses. Groundbrea­king for the project is expected to take place in December with completion set for December 2020.
