Developer planning new condos, retail space

A new three-story, mixeduse developmen­t is moving forward in Rochester Hills’ Brooklands District.

Iftequar Fazal, developer applying to create the new building, is looking to bring a new residentia­l and commercial developmen­t to the corner of Auburn Road and Gerald Avenue.

The site is located in the city’s newly zoned Brooklands District, which allows for three-story developmen­ts. The Brooklands District was created to coincide with the city’s $13 million redevelopm­ent of the Auburn Corridor from Dequindre Road to Culbertson Avenue.

Rochester Hills City Council this week approved

conditiona­l use to allow for the developmen­t, which will be called Zeenat Plaza. The 42-foot tall building will have space for 10 residentia­l units and 8,387 squarefeet of retail space on the first floor. Residentia­l units will be built on the second and third floors. The developer is planning to add 19

parking spaces for residents, bringing the total parking spaces to 34 including street and public parking. Concerns about the amount of parking were discussed at length by the city council during its most recent meeting. Two council members voted against the developmen­t with five in favor.

Currently the plan for the residentia­l portion of the build is two and three bedroom condominiu­m units. The two bedroom units would rent at $2,000 a month or $299,000 per unit. The three bedroom units would rent at $2,400 per month or $325,000 per unit.
