Hill Country Village:

City draws buyers with beautiful estates, strong sense of community

Experts say Hill Country Village, a small, attractive enclave of San Antonio, is growing in popularity as home buyers recognize it for the hidden treasure it is.

“It is a very popular place to live, and gaining daily in popularity, it seems,” said Levi Rodgers, owner and founder of the Levi Rodgers Real Estate Group in San Antonio. “We absolutely have regular requests for people who are interested in homes in Hill Country Village and the surroundin­g areas.”

Rodgers is an expert in the area,

having been selling real estate in San Antonio for over 10 years. He added that it was a wonderful community that offers much to homebuyers.

Residentia­l real estate is primarily what’s sought in Hill Country Village, which is known for its gorgeous, large estates and pristine manicured landscapin­g. The city – with an area of just 2.2 square miles and a population of almost 1,000 – offers many perks of the big city while still having a smalltown feel.

“Hill Country Village is a wonderful community that brings together the advantages of living in a rural environmen­t with all of the amenities of the city close by,” Rodgers said.

Students in Hill Country Village can attend schools of the acclaimed North East Independen­t School District, like Hidden Forest Elementary School, Bradley Middle School, and Churchill High School. The San Antonio Library system is also accessible to Hill

Country Village residents.

Residents also enjoy spending time at a number of restaurant­s, coffee shops, and parks within the community.

The city offers its own city council and police department, though it is served by the City of San Antonio’s fire department and EMS services.

Rodgers noted that it’s a great spot to live for runners, cyclists, outdoorspe­ople, and above all families – “to enjoy the country atmosphere right in the heart of the city.”

The location is both convenient to the city and aesthetica­lly beautiful and well-maintained.

“The homes tend to have a nice amount of land, and are well spacedout,” Rodgers said. “There is a fantastic sense of community, without being on top of your neighbor. It’s an ideal place to live!”

Located convenient­ly a mere 10 miles north of downtown San Antonio, it’s close to everything a home buyer could want. “It’s close to the action, culture, shopping, and restaurant­s downtown has to offer, while enjoying the perks of

a quieter area,” said Rodgers.

And Hill Country Village’s peaceful residentia­l neighborho­ods enjoy a truly diverse group of residents, ranging from families to older couples to young couples.

Rodgers said, “It sounds cliché, but it’s true – there is something for everyone in the area.”

In fact, the area is ideal for those who want to enjoy space and privacy, yet enjoy a wide array of both small-town, rural, suburban and cosmopolit­an activities.

And property values have appreciate­d over the years, Rodgers said, as the area is so sought after.

“Property in this area has appreciate­d very well over the years, and it’s a great place to own a home and raise a family,” he said. “You can’t go wrong in Hill Country Village!”

In fact, a Zippia.com study in 2016 named Hill Country Village one of the best small cities in the country to live in. The study looked at such factors as unemployme­nt rates and population density, crime rates, and housing costs, among other data, to determine Hill Country Village’s #10-in-the-country spot on the list.

If he had only three words to describe it, Rodgers said he would choose “desirable”, “ideal”, and “community”.

“Desirable, [in that] it’s a sought after area, with beautiful and fairly priced homes,” he explained. “Ideal, [in that] it is a wonderful place to live for people at any stage in their lives.”

And lastly, “community, [in that] the Hill Country Village has a close feel to it. The community bands together.”

And, in a publicly available handbook about the community, Mayor Gabriel Durand-Hollis wrote, “Hill Country Village is a progressiv­e community, combining the best of both large and small cities. Although situated in an urban environmen­t, our 985 residents enjoy a rural quality of life and also the benefits of having a strong business community. The Village is truly a suburban oasis in the

San Antonio Board of Realtors® middle of San Antonio. Friendly to walkers, runners, bicycle and horseback riders, the Village has a country feel and is truly a unique community.”
