The 202 Ranch

- By Donna Provencher, Contributing Writer

When it comes to the natural beauty of the Texas Hill Country, you can’t beat the views from the 202 Ranch.

Debra Janes, a renowned luxury real estate agent in the San Antonio area, is selling the one-of-a-kind ranch, located in Quihi, Texas and featuring 138 acres along FM 2676 and CR 450.

Janes, who has been selling luxury real estate for 25 years and specializes in luxury residential and recreational ranching properties, knows what a unique find this property is.

Quihi is just outside of Hondo – about 6 miles northeast – and some 30 miles west of San Antonio. The town is a settlement in northeastern Medina County named for the sound of the “Mexican eagle,” or caracara. The area was first settled by Alsatian immigrants in the mid-1800s, and had become a thriving, though small, community with a population of about 100 by 2000.

The beautiful 202 Ranch has a main entrance on the property is on CR 450, and the gentle terrain of the ranch makes it easy to traverse. Two-thirds of the property offers improved pasture land, with the rest featuring a delightful array of hard woods, gorgeous oak trees, and a (drip-irrigated) pecan orchard as far as the eye can see.

“The ranch has an abundance of water, with 4+ lakes, four water wells, and east Medina City water,” Janes added.

The 8,300-square-foot brick house was fully renovated in 2019.

“The house is a seven-bedroom, seven-bath, two-and-a-half bath, with two living areas, commercial-grade appliances, covered porches, three fireplaces, and an elevated view of the pool and property,” said Janes. “There is [also] a three-sided equipment shed and barn with old living quarters.”

Some of the ideal uses for the property could be a self-sustainable, single-family compound, or for a group seeking to outfit dove-hunting operations.

“It would [also] provide a five-star resort to operate as main headquarters including on-site hunting and fishing,” Janes noted.

And Janes knows the area is not only conveniently located, but in an area admired for its beauty.

She added, “This is at the foothills of the Texas Hill Country, which is well-known as the most beautiful area in the state.”

The seller will convey 50% of minerals owned, and has the ability to be creative in conveying the property either in whole or in part, Janes said.
