The real estate market for the combined San Antonio and New Braunfels area is receiving national attention for being ranked as one of the top 10 markets to watch in 2023, according to an annual outlook report from the National Association of Realtors (NAR).

Also on the list — the Dallas-Fort

Worth Metroplex. Notably not on the list — Austin.

DFW took top billing between the two Texas inclusions in the ranking with a spot at No. 3, while San AntonioNew Braunfels secured No. 9. The Austin real estate market’s singular mention in the report is for qualifying income for a median priced home being $130,000 to San Antonio-New Braunfels $85,000.

The list evaluated upon 10 factors comparing local market data to the national level, including housing affordability; renters ability to afford the markets’ median priced home compared to the national median; local job growth; information industry job growth; information industry’s share of local GDP; migration gains; share of workers teleworking; population growth; active housing inventory growth; and housing shortage levels.

Notes about why San Antonio-New

Braunfels made the list included its affordability, not just nationally but also compared to other real estate markets in the state. A growing tech workforce and sector is also expected by NAR to outperform in 2023.

DFW’s growing tech workforce also helped land it in the report’s ranking, as well as an influx of start-ups moving to the area. A variety of choice in housing and affordability better than the national average locked the No. 3 spot.
