NOTARY COURSE TO PASS STATE EXAM
The Pacific Southwest Association of Realtors (PSAR) will host a California notary public course from 8:30 a.m. to 3 p.m. on Tuesday, March 23 over the Zoom video-conferencing platform. The class for renewing a notary commission or become a new notary will cover the latest laws and regulations, along with the fundamentals of jurats affidavits, fingerprinting, forms of identification and sworn statements. Cost for the course if $99. Instructor is from Duane Gomer, Inc., an approved notary education vendor with the California Secretary of State. REALTORS LEARN PHOTOGRAPHY TIPS
The Pacific Southwest Association of Realtors’ (PSAR) Tech Committee, chaired by realtor Mike White, will present a free webinar on how to shoot better photos with a digital camera or cell phone from 11:30 a.m. to 1 p.m., Wednesday, March 31, over the Zoom video-conferencing platform. SHOWING-TIME APP AUTOMATES APPOINTMENTS
The Pacific Southwest Association of Realtors (PSAR) will present a free webinar on the benefits of the Showing-Time app with the California Regional Multiple Listing Service (CRMLS) from 10 to 11 a.m. Tuesday, March 30 over Zoom. The app automates the scheduling of property showing requests between listing agents and showing agents and provides instant appointment confirmation over two-way texting. It also eliminates phone calls, improves client service, allows for better accountability and provides better security for the property. INCOME INEQUALITY WILL RAISE HOME PRICES
The Pacific Southwest Association of Realtors (PSAR) is expecting San Diego County home prices will increase in 2021 because of income inequality. CoreLogic said the price of a single-family home in San Diego will increase 8.3 percent in 2021, the most of any U.S. major city. Reasons for higher prices include a lack of homes for sale and income inequality. The COVID-19 pandemic has benefited high-wage workers who have worked from home while low-wage workers lost income because their jobs were lost due to government-imposed shutdowns. According to Robert Cromer, 2021 PSAR board member and past president, “San Diego is doing well with income growth but not with enough housing supply to meet demand. Some potential sellers are waiting out the pandemic before putting their homes on the market.”
15-YEAR MORTGAGE RATES UNDER 2% IN 2021
The Pacific Southwest Association of Realtors (PSAR) reports homeownership affordability could get worse in 2021 as mortgage payments grab a heavier slice from the family budget. San Diego is ranked No. 13 among the top cost-burdened U.S. cities with 30 percent of income spent on monthly mortgage payments, according to Point 2, a national research firm. San Diego ranks behind Honolulu and Los Angeles, both at 41 percent. Sam Calvano, a mortgage lender and 2021 PSAR board member, said, “Mortgages typically take a large share of homeowners’ hard-earned income, but I’m expecting historically low rates will keep the housing market healthy.” Calvano expects 15-year conforming fixed rate mortgages to may fall below 2 percent, 30-year conforming fixed rates to less than 2.5 percent, and 30-year jumbo fixed rates to less than 3 percent in 2021.
