Sonoma Valley – A Focus on Land. Exploring opportunities, two examples.

-

In the early 1900’ s Jack London wrote this about his famed Beauty Ranch in Glen Ellen: “I believe the soil is our greatest asset.” Nothing could be more true or relevant today in Sonoma Valley with its rolling hills, lush valleys, fertile soils and beautiful expanses of open land - land that is suitable not only for growing grapes of the highest caliber but attractive for those seeking a place of refuge or a place to invest. “World Class” aptly describes the Mediterranean climate, scenic views, rich history, agricultural bounty, food and wine and recreational opportunities. A sense of community, pride and reverence for the environment are paramount to those who call Sonoma Valley home. It is quite common for visitors who come to the region for a day, a weekend or a week to return and put down roots. Sonoma Valley is an easy 1- hour drive from the Golden Gate Bridge, making it an ideal getaway for Bay Area urbanites and those who can efficiently work from Wine Country. Third quarter 2020 real estate sales data has borne out the current migration trend. As compared to Q3 2019, Sonoma Valley residential unit sales rose 64%, the average price 53% and the total dollar volume 150%. Bare land has always been a finite commodity and basic supply and demand economics suggests that will continue to be the case in the North Bay as the desire for more space drives people towards outlying counties. Sonoma County’s 1,768 square miles offer excellent opportunities for builders, developers, investors or individuals wanting to build a primary or secondary residence. Working with a team that has experience in land sales, construction and marketing is an important advantage to its clients. One example of land currently available is 1100 Craig Avenue, Sonoma: 16± level acres on the desirable westside with stately oaks, a seasonal creek and sweeping mountain views. Approval of a 3- way subdivision is in progress or the land can be kept as is and developed into an estate compound with multiple residences, outbuildings and agricultural pursuits. 1100CraigSonoma. com Another example is 5022- 5024 Warm Springs Road, Glen Ellen: a rare in- town opportunity, 1 block to the renowned historic village. The offering is comprised of a .80± acre parcel adjacent to a 2.25± acre parcel that can be split or not. They can be purchased together or separately, and public utilities are available. WarmSpringsRoad. com The Shone Group has been selling properties of all types in Wine Country for four decades, bringing to its clients the benefits of the long view and a trove of knowledge and expertise.
