Trilevel Lake district home modernizes space
Motivation arrives in many forms. For Kim Hom, understanding what she absolutely does not want to see in a finished product helps inspire her designs. Her most recent remodel, a freshly rebuilt threebedroom bordering the Lake Street district and West Clay Park, embodies the native San Franciscan’s thought process.
“I didn’t want anything too trendy because that dates a home and I steered away from ultra-modern details that appear cold,” said Hom, who heads Kimberly Hom Design and helped coordinate the two-year remodel of 231 24th Ave. “We wanted this home to be a showpiece, and using timeless and classical finishes suits that vision.”
Converting from a two-unit rental building to a singlefamily home only begins to describe the transformation. Five-inch rift and quarter-sawn white oak floors take the place of dingy carpeting. Thermador, Miele and Bosch appliances outfit an overhauled kitchen that swapped dated wallpaper for Statuario and Calcutta
marble.
The home’s expansive living room readily accommodates about 100 guests, yet is arranged to not feel too cavernous on quiet evenings.
“The kitchen serves as the main area and a family room that opens to the backyard provides an entertainment space,” she said. “I’ve never done a living room that big, so it helped envisioning how it would be used.”
Nest thermostats and sixzone radiant heating lead a parade of energy-efficient upgrades that embody the home’s 21st century inclusions. An Ipe deck off the main level creates indoor/outdoor living potential, and the home now includes Cat6E wiring, ondemand hot water and new systems throughout.
Excavating the foundation added volume to a lower level, creating a potential au pair space with its own kitchen, bathroom and entrance.
Some of the most prominent classical accessories reside in a remodeled master suite. There, two chandeliers descend from a recessed portion of the bedroom’s coved ceiling.
A bank of vertical Jeld-Wen aluminum-clad windows welcomes natural light into a space hosting walk-in California Closets and ceiling-mounted speakers. Modern amenities await inside the master bathroom, where WAC lighting fixtures and a solar-powered skylight complement the freestanding Duravit soaking tub and walls clad in herringbone-patterned marble tile. A stunning double shower with dual rain heads and body sprayers completes the lavish retreat.
