Preleasing underway for Railyard Flats apartments

Aberg Property Co. has begun preleasing for Railyard Flats, the new 58-unit apartment project in the Santa Fe Railyard at 701 Camino de la Familia, south of Paseo de Peralta.

The Dallas-based developer, which has teamed with Greystar Management to lease and manage the three-story complex, said the company in May plans to open what it calls “the first significan­t apartment project to be built in the urban core of Santa Fe in many years.”

The vacancy rate for apartments in the Santa Fe area for both market rate and affordable rental housing is between 3 percent and 4 percent, Peter Aberg of Aberg Property Company said in the announceme­nt.

The website through which Greystar has begun preleasing, www.railyardfl­ats.com, shows 11 different floor plans, ranging from 472 to 1,063 square feet, with rents ranging from $890 for a studio apartment to $2,200 for an apartment with two bedrooms and two baths. The units feature Elfa kitchen shelving and built-in USB ports.

“The Railyard Flats project is the residentia­l component for the Railyard area and will help local businesses,” Aberg said.

Constructi­on started a year ago, with Dekker, Perich, Sabatini as the project architect and Lockwood Constructi­on as general contractor.

Aberg Property Co., started in 2015, develops residentia­l projects primarily in Texas and New Mexico.
