It’s the 2016 Parade of Homes!
Twenty-five houses are open to the public in the annual Haciendas— A Parade of Homes tour staged over two weekends in August. This year there are five remodel projects; all of the others are new construction.
The tour is open from 11 a.m. to 6 p.m. Aug. 12-14 and Aug. 19-21.
“We have 25 homes, up from 18 last year,” said Kim Shanahan, director of the sponsoring Santa Fe Area Home Builders Association. “Our price spreads are pretty dramatic. The least expensive entries are $311,782 for a Homewise house in Oshara and $305,000 for the Twilight Homes entry in Cielo Azul.”
The most expensive is all the way up to $5,750,000 for the Apple Construction house in Tesuque. The home by Chuck Apple, with design help from architects Richard Gluckman and Lorn Tryk and interior design firm Violante & Rochford, is the most expensive house ever featured in the Parade of Homes.
“A new builder on the Parade is Lynn G-Scott, Coyote Development Group, and they have two homes on the tour, one on Calle Grillo in the central area and one in the Aldea subdivision off N.M. 599. We have six builders with two entries each this year.” The others are Tierra Concepts, Palo Santo Designs, Praxis, Woods Design Builders, Solterra, and Homewise.
“Rob Gibbs, Arete Homes of Santa Fe, was the development manager for Homewise for years and before that he had BT Housing and BT Homes. In 2006 or 2007, he closed 140 homes in one year, which is more than we had in all of Santa Fe last year. He’s taken over Villas di Toscana. And Twilight Homes (Alex Grannan) has kind of taken over the Cielo Azul subdivision that TomWade started. Twilight is an Albuquerque builder and apparently they have 14 presales in Cielo Azul.”
There are just three houses on the Haciendas tour that are priced below the most recent city/county median sales price of $370,000. They are a tiny Praxis remodel on the Eastside, a Homewise entry in the Os- hara Village subdivision, and the Twilight Homes entry in Cielo Azul.
Besides the Chuck Apple house, there’s a good handful of million-and-up’ers this year. Those entries are by Satzinger Design ($2,395,000) on Brownell-Howland Road; Solterra ($1,795,000) on Acequia Madre Street; RayLee Luxury Homes ($1,425,000) in Las Campanas; Prull Custom Builders ($1,400,000) in the remodeled Manderfield School condos; Tierra Concepts
($1,159,000) on Paseo Aragon in Las Campanas; and a couple of others that are not priced on the tour, but are known to be in the $2 million-plus category for the Parade’s competition aspect.
In the past few years, when the new- home market was still slumped, Shanahan commented that there were some architecturally bold homes on the Parade because builders were featuring new homes they had built for themselves— houses that did not have to be architecturally moderate for a broad buyer appeal. “That’s true,” he said in July, “but I think that because we’ve had a good eight years of contemporary stuff, it has literally shifted what’s acceptable and we’re seeing some edgier design.”
Tickets can be purchased in advance for $15 through the Lensic or at most homes on the tour. Sixteen of the 25 houses are open for the free Twilight Tour on Friday, Aug. 19, from 4 to 9 p.m.
