Time to change in changing times?

What’s been the most indicative change as we enter 2018 is helping many of our clients navigate both the selling and buying process in tandem as they are ready to make a move within Santa Fe.

According to a study by the National Associatio­n of Home Builders, over the last 30 years Americans have stayed in their homes 13 years on average. Couple this with our local market having strength in many home prices rising back toward and above pre-recession market values, it appears that, for many, the time to change is now. So how does one successful­ly navigate selling the home and buying another without feeling like you could be playing double jeopardy? We find the first step is take a tour of homes for sale and see what is compelling out there that makes sense for your housing goals ahead. With the second step comes a free market analysis of your current home and guidance on what can be done to ensure an efficient and maximized sales price when ready.

For many of our clients to make the transition as seemless and successful as possible, the best sequence is to place an offer and negotiate on the next home once their home for sale is under contract. With an establishe­d contract close date and net proceeds calculated from the sale, buyers can with more confidence place “contigent to close” offers on their next dream home. A potential option for the seller to lease back their current home for a week or two can be a great solution to allow time for their next house to close and be ready for move-in. In our community we have a powerful, knowledgab­le network of mortgage profession­als who can help with understani­ng this process and also offer other solutions like bridge loans, if a client feels it best to secure and purchase a new home before selling the current one.

We have found that selling and buying homes at the same time can initially be an intimidati­ng concept, but clients are ultimately grateful and excited to take on the challenge and be able to make the move in Santa Fe to where it is going to fit them best in the years ahead.
