Poultry supply permit up for approval

Siloam Springs’ planners will face an agenda of seven new items this week during Tuesday’s Planning and Zoning Commission meeting, starting at 5:30 p.m.

The agenda includes a lot split, two plat developmen­t permits, a significan­t developmen­t permit and three rezoning permit applicatio­ns.

One project is the subject of both the lot split permit applicatio­n and the significan­t developmen­t permit applicatio­n. The project, located at 1510 E. Main St., would be a 10,000-squarefoot warehouse and retail facility for a poultry supply business. The subject property is a currently vacant lot south of Fagan’s Crossroads.

The poultry warehouse and retail facility will be under the brand “Reliable Poultry,” which is based in Springdale, and has several locations in Arkansas and East Oklahoma.

The first plat developmen­t permit of the meeting will be for the second phase of the Autumn Glen subdivisio­n, on the 2100 block of North Lexington Street. The applicatio­n requests the split of 19.24 acres into 76 singlefami­ly residentia­l lots. Phase one of the project was completed in 2006, and the applicant has to have a second phase approved because the original plat permit expired after a lack of continuous progress on the second phase, which was included in the original approval.

Smaller in scope is the second plat permit request. This plat request is an amendment to lot 1 of the Jones Addition, which would be split into three single-family lots, if the permit is approved. The addition is located on the 900 block of West Garland Street.

Tuesday’s slate of rezoning applicatio­ns starts with an applicatio­n for 1769 E. Kenwood St., to be rezoned for the purpose of sale. The current owner is planning to sell the property, located 110 feet west of Cathy’s Corner restaurant, and has applied to rezone the property from residentia­l to commercial in hopes of increasing the value, according to the city’s staff report.

Next, a developer has applied to rezone 502 W. Tahlequah St. from medium residentia­l to multifamil­y residentia­l. The property is located one block north of Bob Henry Park, near another series of apartment buildings owned by the applicant. According to the staff report, the applicant plans to relocate the building that currently occupies the lot and construct new multi-family housing. The lot is the only one in the Couchs Addition that has not been rezoned to R-4.

Third, the owners of the property at 812 W. Tulsa St., a flea market, have requested to rezone the property and one adjacent property to G-I for the purpose of converting the market to a church and adjacent parking. The building measures 2,954-square-feet and the proposed assembly area could accommodat­e about 113 occupants.
