$24M penthouse features room for adults, kids to play

Many of South Florida’s ultra-luxury condominiu­ms come with features designed to entertain adult residents — private pools, bars and wine cellars, for example. And while a 9,513-squarefoot penthouse listed last month in The Grove at Grand Bay project includes all these perks, it also has one sure to delight the little ones — a two-level children’s playroom. The price: $24 million.

The contempora­ry residence, Unit LPHS at 2675 S. Bayshore Drive in Miami’s Coconut Grove neighborho­od, is on the 21st floor and has six bedrooms and eight baths.

Designed by Interiors by Steven G., the unit has floor-to-ceiling glass, a sleek kitchen with top-ofthe-line appliances, a bar with a conversati­on area, a wine cellar, two offices and a private four-car garage.

It also features the two-level children’s room for learning and playing, as well as a wraparound terrace with a private plunge pool overlookin­g Biscayne Bay. The unit is being sold furnished, except for the art.

“Steven G. went all-out with this property,” said Angel Nicolas, a real estate agent with Compass Florida in Coconut Grove, who holds the listing. “Everything was custom-made for this unit. It’s very impressive.”

Nicolas said that The Grove at Grand Bay, which includes two towers, is in the heart of Coconut Grove, within walking distance to restaurant­s and shops and that while the project appeals to locals moving out of large single-family homes, he has prospectiv­e buyers from California and New York who are interested in the unit.

The current owner, a limited liability company, purchased the penthouse in November 2016 to $13 million. Nicolas said the owner is selling to purchase a single-family home in the area.
