Waterfront home in Boca Raton features modern architectu­re

A contempora­ry waterfront home in Boca Raton has just been listed for $28.5 million — $12.5 million more than the owner paid for it in February.

“The owner went under contract at the beginning of 2021, when the house was still being built, and with the time passing and minor constructi­on delays, their day-to-day way of living has changed, so they decided to switch gears and go to a condo and do some traveling,” said Dustin Nero, a director of luxury sales at Douglas Elliman Real Estate in Miami, who shares the listing with colleague Senada Adzem.

Public records show that the current owner, who holds title in a trust, purchased the home in February 2022 for $16 million.

“In the Boca market, you won’t find anything else like this house at this price point,” Nero said. “Modern architectu­re is making its way to Boca, but this one is truly special because of the overall architectu­re and look and the warmth you feel when you walk inside.”

According to Douglas Elliman, although the average price per square foot of a luxury single-family home in Boca Raton rose to a new high in the first quarter of 2022, the median sales price of a luxury home (one in the top 10 percent of sales) actually declined by 9.7 percent year over year.

In addition, the inventory of luxury single-family homes increased by 5.9 percent year over year after falling sharply for 12 straight quarters. Compare these statistics to the non-luxury market in Boca Raton, where the median sales price surged 31.4 percent between the first quarter of 2021 and the first quarter of 2022, while inventory dropped 17 percent.
