Newly constructed waterfront mansion provides private sanctuary in Manalapan

$29.999 million. Located at 110 Churchill Way on a quiet cul-de-sac, with 250 linear feet of frontage on a protected lagoon with access to the Intracoastal Waterway and the ocean, the home has six bedrooms and a total of nine baths.
Features of the two-story gated home include smart-home technology, a two-story living room with fireplace, a gourmet kitchen with Miele appliances, a separate scullery kitchen, a media room, a glass wine room and an elevator.

According to its website, Manalapan is a town in Palm Beach County that was incorporated in 1931 by Harold Vanderbilt. It consists of two separate areas connected by water on barrier islands just east of Hypoluxo.
“The amount of glass in this home gives you the sense that you’re in a sanctuary because you’re bringing the outdoors in,” said Tracy Ward, a broker associate for Douglas Elliman Real Estate in Jupiter, who shares the listing with colleague Kevin Kelly. “It’s very private and a very special location due to its history.”
Public records show that the owner of the estate is a limited liability company based in Waldorf, Md., which purchased the property in March 2017 for $1.7 million and custom-built the home, which was completed in 2021.
According to Douglas Elliman, the median sales price of a single-family home in Manalapan plunged 88.4 percent between the first quarter of 2021 and the first quarter of 2022, but that was based on just two closed sales in the first quarter of 2022, while seven sales took place in the first quarter a year prior.
Miller Samuel Real Estate Appraisers & Consultants, which prepares the Elliman market reports, also said that price-trend indicators were skewed lower due to a sharp drop in the average sales size for this market during the first quarter.
