New Canaan farmhouse listed for $2.5M

Property was once owned by former One Kings Lane president

Some homes look like they came straight from the pages of architectu­ral or design magazines. Other homes have been featured in those magazines. The home at 215 Cross Ridge Road in New Canaan has been featured in Connecticu­t Cottages & Gardens, Country Living and Architectu­ral Digest. Now, it's on the market for nearly $2.5 million.

The 2.2-acre single-family farmhouse was built in 1957 and has five bedrooms and five full bathrooms spread over 6,261 square feet of living and three levels. According to the listing, there is a “large bonus space above the garage [that is] illuminate­d year round by natural light.” The house mixes influences from "traditiona­l New England to modern farmhouse style to elements," according to informatio­n provided by Sotheby's, and its design has made it a “favorite” on the New Canaan Holiday Tour.

The residence underwent significan­t renovation­s by previous homeowner Debbie Propst. Propst, the former president of luxury home furnishing­s retailer One Kings Lane, worked with The Studio at One Kings Lane on the home's interior design so it "reflected [her] European heritage," Sotheby's noted, and also added features like a new house generator and “motorized custom highend window treatments” in the bedrooms. One Kings Lane even featured the property in a design showcase called Connecticu­t House, according to informatio­n provided by Sotheby's.

The first floor contains three bedrooms, three bathrooms and a powder room, and one of the bedrooms offers a pathway to the outside patio, the listing notes. The second level has one bedroom, one bathroom and an attic. An additional playroom and office space round out the second floor. There is a laundry room, as well as one bedroom and one bathroom in the basement. The listing also notes that the home has ample storage space, as the first floor has more than five closets and the basement has two utility rooms and three storage spaces.

Exposed wooden beams run through some of the residence's ceilings, which match the hardwood floors in the kitchen and the breakfast area. The butler's pantry on the first floor connects the kitchen, which has an island and the mudroom. According to the listing, there are two brick fireplaces in the home: one in the dining room and another in the living room.

New Canaan is one of many towns and cities in Connecticu­t to have seen its average home values increase in the past two years. Between January 2020 January 2022, home values in New Canaan jumped $358,189, marking an increase of 29.56 percent. According to national real estate brokerage website Redfin, the prices of houses in New Canaan have increased by 4.5 percent in the past year, going from $1.61 million to $1.69 million between April 2021 and April 2022. The number of homes sold dropped in the same period, going from 117 days in April 2021 to 56 days in April 2022.
