$34M pad isn’t the average garage apartment.

A swanky penthouse perched atop a parking garage that doubles as an art masterpiec­e recently hit the market with a $34 million price tag.

The mixed-use parking structure, at 1111 Lincoln Road, is just steps from stylish boutiques and restaurant­s in South Beach.

Both were designed by Herzog & de Meuron, a Swiss design firm responsibl­e for projects around the world including the “Bird’s Nest” Olympic Stadium in Beijing and the de Young Museum in San Francisco.

The 7,700-square-foot penthouse, dubbed Skyhouse 1111, features seven bedrooms, seven bathrooms, four half-bathrooms, and a separate guest house.

Additional features include a breakfast room, skylights in every bathroom, a library with hidden TV sets, and 1950s Brazilian and midcentury contempora­ry furnishing­s.

The pad also boasts 18,000 square feet of outdoor space, a rooftop lap pool and summer kitchen.

A private elevator takes visitors directly to the residence.

Raymond Jungles, a Miamibased landscape architect known for his award-winning gardens, created a sloped garden with tropical grapevines, bromeliads and other indigenous plants.

“A New York-like atmosphere, a rooftop lap pool, incredible gardens, and completely serene living within Miami Beach — these features and more make this home absolutely unique,” said Jill Eber, part of The Jills team of Coldwell Banker, who has the listing.

The mix-use parking structure was purchased by developer Robert Wennett for $23.5 million in 2005, according to property records.

It most recently sold for $283 million in July, and news outlets are reporting it was sold to German investment fund Bayerische Versorgung­skammer. The sale also included nearby property at 1664 and 1666 Lenox Ave.
