Construction is underway for an 11-story luxury waterfront project in Fort Lauderdale that had been stalled for years.

The project, known as 321 at Water’s Edge, will have 23 condos, with partial ocean views starting on the fourth floor and full ocean views beginning on the sixth. Developer SobelCo bought the site in 2015 for $10 million, after two previous plans for the luxury condominium along North Birch Road failed.

Angela Ippolito, director of sales and marketing for SobelCo, said the seventh floor is being poured this week, and the whole project is expected to be completed in the second quarter of 2019.

She said all units — up to three per floor — have “flow-through floor plans” where they stretch east to west.

“That’s why they are so incredibly appealing,” she said. Each will have 2,600 to more than 3,800 square feet of space, with prices starting at $2 million.

Amenities include boat slips that can accommodate up to a 70-foot yacht; a rooftop terrace; a private wine club and lounge with a personal wine locker for each residence; an onsite dog park, a pool and spa overlooking the Intracoastal Waterway, and a fourth-floor fitness center.

Residents also will get a complimentary, five-year membership at the The Secret Garden, a membership-only restaurant at The Pillars Hotel, nearby at 111 N. Birch Road in Fort Lauderdale.
