A project under construction in Coconut Grove will have a nautical concierge on-site to help residents plan yacht and sailing outings and coordinate lessons at the nearby Coconut Grove Sailing Club.

It’s just one of the perks at the new Park Grove, which will have three, 23-story towers with views of a marina.

Many of the condo buyers have been boat owners who have downsized from big houses, said Carlos Rosso, president of The Related Group’s Condominium Division, which is building the project. So, “sailing and yachting are part of their hobbies and part of their lifestyle.”

Two of the three towers are complete and move-in ready, with 132 units and 73 units. The third tower, with 68 units, is expected to be done in the fourth quarter of 2019.

The units range in size from 2,232 square feet to 3,592 square feet and price from $2.7 million to $6.3 million, according to a project spokeswoman. Each residence will have private elevator access.

Other amenities will include: A full-service spa and wellness center complete with private treatment rooms and a manicure/pedicure lounge.

Wine tasting rooms with private storage.

■ A 28-seat private screening room.

■ An on-site restaurant run by James Beard Foundation Award-winning Chef Michael Schwartz who “will prepare picnic baskets and wine for [the residents’] yachts,” Rosso said.

A 5-acre community garden on the roof, with hammocks, barbecue spots, and areas for performers. Within the garden will be a sculpture park featuring works like Jaume Plensa’s “The Three Poets (Body Soul God, Country, Water Fire).” This will be the Barcelona-based artist’s first work in Florida.
