Builder proposes 575 new homes in Plantation

Mixed-use developmen­t set for former American Express site

A developer plans to build 575 homes in Plantation, as well as retail and restaurant space, on a 25-acre spot just north of West Broward Boulevard.

Plantation Midtown Square will be built on the former site of an American Express building at the southeast corner of North Pine Island Road and Cleary Boulevard, a few blocks northwest of Westfield Broward mall.

“I think it’s one of the best markets in South Florida,” said CEO Matthew Pellar, of the Coconut Grove-based TM Real Estate Group, which is behind the project. “We’re very excited to be in Plantation. It’s smack in the middle of the tri-county area.” The project will feature: 94 townhouses within 22 buildings. The townhouses will have two or three bedrooms, and feature two-car garages.

481 rental apartments within two five-story towers, according to City Hall memos. They will range from one to three bedrooms and average $2,000 a month in rent.

The developer will knock down the 389,000-square-foot American Express building, which dates to the mid-1970s. Only the original three-story parking garage will remain on site.

Plantation 25 LLC, a company managed by the TM Real Estate Group, bought the American Express building in April 2014 for $33.5 million, according to Broward property records.

American Express relocated to Sunrise in January.

The site plan for Plantation Midtown Square project is expected to go before the Plantation City Council in November.
