$39 million Sunny Isles penthouse comes with a gift— a rare pink diamond.

After paying $39 million for an oceanfront penthouse, what sort of house-warming gift does the buyer deserve? A rare pink diamond, of course!

The fancy rock, valued at $500,000, is just one of the perks in store for the new owner of the triplex residence atop the Regalia in Sunny Isles Beach.

The home features a $100,000 bar, six bedrooms, glass elevator, movie theater, game room and a waterfall that cascades directly into a private pool. There are six full bathrooms, two half baths and a pool bathroom.

The penthouse includes 10,755 square feet of interior space plus an additional 6,050 squarefoot terrace and rooftop pool deck.

It is the second priciest condo for sale in Miami-Dade County, behind the $55 million Faena penthouse in Miami Beach. Chad Carroll, of The Carroll Group of Douglas Elliman, is Regalia’s exclusive listing agent.

The penthouse’s interior design was the handy work of designer Charles Allem, who has been named five times to Architectu­ral Digest’s “AD100” list of world’s best designers and architects.

The first floor of the Sunny Isles Beach penthouse is the ultimate entertaini­ng space. Featured on this floor is a movie theater with 10 reclining chairs, an adjacent 1,100-square-foot game room with lounge area and the kitchen.

“We’re big proponents of entertaini­ng and a person that’s buying a unit like this wants to be able to entertain guests,” said Kevin Venger,

co-developer with Regalia Beach Developers, LLC. “The bar area was one of those areas that we put a lot of thought into to make sure it was equivalent to a bar you’d find in a 5-star hotel.”

The bar features a top made from a single slab of amethyst stone from Israel and boasts a 1,000-bottle, temperatur­econtrolle­d wine cellar as its backdrop.

The room’s centerpiec­e is a sensationa­l chandelier. Its 225-plus floating tubular glass pendants mimic rain during the day and constellat­ions at night, Venger said.

The second floor of the penthouse is designated as sleeping and guest quarters. A 2,000-square-foot master wing includes a his-and-her bathroom and full spa with steam room, massage beds, sauna and a couples Jacuzzi tub. Five additional bedrooms are found on this floor as well as a separate living and kitchen area for guests.

The top floor has a sun terrace, outdoor summer kitchen with a retractabl­e roof, sky bar with lounge seating and a private pool with cascading waterfall.

The penthouse is only one of two original unsold units left in Regalia, which opened its doors in May 2014. The other unit is a two-story $29 million beach house on the third and fourth floor.

There’s a very good reason for this, Venger said.

“Someone spending this amount of money on a home doesn’t want to buy a spec or presale unit; they really need to walk into the unit, see the services offered and see how the building is run,” Venger said. “They’re not only buying the unit itself but the lifestyle that comes with it.”

Venger said it was important to have everything up and running so that the potential buyer could absorb the full experience.

Regalia has 39 full-floor residences and amenities include a resident living room, champagne bar, children’s playhouse, fitness center and beach club.

Arquitecto­nica, which is led by founder Bernardo FortBresci­a and is headquarte­red in Miami, is responsibl­e for Regalia’s wind and waves exterior concept. The firm is known for several projects in South Florida, including the American Airlines Arena, Icon Brickell, and Atlantis — the Brickell Avenue area building with the “doughnut hole” that became famous in the opening credits of Miami Vice.
