Dozen townhomes proposed for Delray

Downtown district projects in staff review phase

DELRAY BEACH — More than a dozen new townhomes have been proposed for Delray Beach’s downtown district, and many of them will reach four stories tall.

In the first project, at the southwest corner of Northeast Fifth Avenue and Northeast Second Street, 12 homes are proposed, each at four stories with rooftop terraces.

Known as “52 Modern” off Federal Highway, it will have a “very urban feel,” said architect Richard Jones.

The homes will be within four buildings; each will have a two-car garage, clubroom, elevator and private entry stoop.

Jones’ firm, Richard Jones Architectu­re, has created other projects in the downtown. That includes the 111 First, a five-story, 70-unit condominiu­m project now under constructi­on. The SofA Delray Apartments, which stands for south of Atlantic at 172 rental units, was completed in 2016.

A second project submitted to City Hall calls for five townhome units within one building at 214 NE Fourth St. The townhouses are each three stories, and have a two-car garage, third floor terrace, elevator and private entry courtyard.

The project — a partnershi­p between the developers Integrity Homes and LF Style Custom Homes — is still unnamed.

“I’ve watched the transforma­tion of the city for 20 years and we’re excited to be part of it,” said Scott Gallivan, owner of Integrity Homes.

Both projects are still in the staff review phases and hearings have not been scheduled.

Delray’s downtown is about 520 acres and runs from Interstate 95 east to State Road A1A.

Laura Simon, executive director of the city’s Downtown Developmen­t Authority, said the trend is turning from rental apartments to purchase properties.

“It’s a good investment and [more people want to] buy and invest into the town,” she said.
