Seven-story project aims to boost downtown Pompano

A seven-story developmen­t of rental apartments and commercial space is under constructi­on in Pompano Beach, as part of continuing efforts to grow the city’s downtown.

Called Heritage at Pompano Station, the project at 400 N. Flagler Ave. will have 116 one- and twobedroom apartments, according to the applicatio­n filed by Juan C. Linares, of Boca Raton-based RWB/Linares Architectu­re Inc.

Among the amenities will be a two-story fitness center on the sixth level, a club room on the seventh floor with a view to the pool, summer kitchen and sun deck, as well as multipurpo­se community rooms and outdoor terraces throughout the building. It also will include a courtyard atrium, lounge, conference room, a cafe and salon, designed to create “a bright and lively street level,” according to the applicatio­n.

In the applicatio­n, Linares wrote that he expects the 1.48-acre property to be marketed and leased to households where at least one family member is age 55 or older.

However, he added, “in the event that the market commands a more family-oriented resident profile, ample parking has been designed to allow for families of all ages.”

The project is part of the downtown, which is still growing. Developer Adam Adache assembled a block on Northeast First Avenue at Northeast Second and Third streets and has submitted plans for a 10-story building with 279 homes.

City engineer Horacio Danovich said the city’s Community Redevelopm­ent Agency is also about a year away from building a beer garden gathering area to attract new restaurant­s to offer outdoor dining downtown.

The city also is about a month away from beginning a street improvemen­t project downtown to widen sidewalks, create new lighting, landscapin­g and drainage improvemen­ts along several streets, starting with Northeast First Street.

“This is phenomenal for the city,” he said. “The city is really growing very nicely. It’s becoming more welcoming to people of all ages, and we’re really setting ourselves up to be a great destinatio­n.”
