New condo project planned for FAT Village

Seven-story, 33-unit ‘industrial chic’ building

Pre-sales have begun for Urban Street Developmen­t’s latest downtown residentia­l project, The Forge Lofts at FAT Village.

Helmed by one of the teams behind the revival of Fort Lauderdale’s Flagler Village (formerly Flagler Heights) district, the newest project is marketed as the only opportunit­y currently to own a new home in the FAT Village neighborho­od.

FAT Village is a four-block arts and warehouse district within Flagler Village, bounded by Northwest Sixth Street on the north and Northwest Fourth Street on the south, and from North Andrews Avenue on the east to the Florida East Coast Railway to the west. Wanting to build a creative community, property owners Doug McCraw and Lutz Hofbauer named the neighborho­od FAT Village in 2000. The name stands for Flagler, Arts and Technology.

Tim Petrillo, a partner in Urban Street Developmen­t along with Alan Hooper, said The Forge Lofts is one of the area’s first residentia­l developmen­ts in several years not aimed at the rental market. “We think people would like to own their own piece of FAT Village and not just rent there,” Petrillo said.

The seven-story, 33-unit project, at 401 NW First Ave., will sport an aesthetic the developers call “industrial chic” with 12- to 14-foot ceilings, exposed ductwork, finished concrete floors, and black or stainless-steel kitchen appliances. Bathrooms will feature quartz countertop­s, granite tile floors, Kohler low vessel sinks, and frameless glass shower enclosures. Plans call for 33 one- and two-bedroom units and four penthouses, ranging in size from 877 square feet to 2,000 square feet.

Residents will have access to what the developers call a “community urban oasis” with a heated pool, outdoor gas firepit, and Cross-Fit-inspired gym.

“These lofts are indulgent and unique in an edgy and hip part of downtown,” a news release quotes Hooper saying. “They are not for everyone; they connect to the creative, youthful, and affluent, who have a style all their own, who are successful, and want something special — a palette to express one’s true individual­ity.”
