Mallard Pond development under way
TEXARKANA, Texas — A new subdivision is being developed on the northwest edge of town. Under the auspices of HLC Yates LLC, Construction and Development, the 67 lots, ranging from a half-acre to two acres apiece, are situated around two artificial lakes. Reservations are now being taken for these high-end properties.
“The lakes can be seen from the front, and the entryway will be gated,” said Clint Yates, owner of HLC Yates. “A bridge runs between them. Each lake features a lightup fountain. There will be a gazebo present with swings, and a dock extending into one of the lakes.”
The gate will be coded to a phone app. Additionally, residents will have a device in their vehicle that automatically opens the gate on approach.
“The gates, which are now being constructed, are being produced by Jerome LeGrande and Sons, hosts of the YouTube show ‘Bourbon and Blacksmithing,’” Yates said.
Yates established HLC Yates five years ago. He and his family moved from Florida to Texarkana 13 years ago. When his youngest son enrolled at Baylor, he decided it was necessary to earn a little more to help pay the tuition.
“I started HLC Yates at that point,” he said. “Since then, this company has conducted both residential and commercial development, such as Remington, a residential community geared to older residents. That one is almost completed at this point.”
The preferred builders on the Mallard Pond development include Tony Thompson Construction, Tiffany Horton of Horton Design Studios, Brandon Taylor of 2B Builders and Kevin Brown of Browning Homes.
“Houses begin breaking ground in January,” Yates said.
