Mansion sells for record $5.5 million in Fountain Hills

An outdoor kitchen, marble flooring and guest houses are among the luxurious features found in some of this week's most expensive home sales in metro Phoenix.

Among the buyers and sellers: a former NHL player, a profession­al golfer and a medical technology inventor.

James Leonard paid cash through a trust for this 10,480-square-foot mansion in Fountain Hills’ Eagle Nest community. Jean Ann Bugajewski of Clinton Township, Michigan and Donna Peplowski of Sterling Heights, Michigan are listed as beneficiar­ies of the trust.

The $5.5 million deal ranks as Fountain Hills’ most expensive home sale. Russ Lyon Sotheby’s Internatio­nal Realty agents represente­d both sides of the record sale. Susan Pellegrini, Karen DeGeorge and Tony Pellegrini represente­d the seller and Dave Pattison represente­d the buyer. The previous priciest residentia­l sale in Fountain Hills was a $5.25 million luxury estate sold in June.

The contempora­ry-style mansion known as the “Ahmers Nest” sits hilltop on a 4.01-acre lot and features Brazilian tropical teak ceilings, retractabl­e walls of glass and custom-made Italian chandelier­s. The five-bedroom, seven-bathroom house also comes with a home office, a gym, an elevator and a five-car garage. Medical technology inventor Nohad Loabneh, and his wife, Suzan, sold the home through a trust. The couple listed the property for $9 million in 2016.

Peter Ax paid cash for this Spanish-style estate in Paradise Valley’s Judson community. He is the Founder and CEO of KwikMed, an online pharmacy, and managing partner of Phoenix Capital Management, based in Scottsdale.

The 10,005-square-foot mansion was built in 2006 and has five bedrooms and eight bathrooms. The house features exposed wooden beams, marble flooring and an eight-seat home theater. Grounds of the estate include an outdoor kitchen, a serenity garden and a koi pond.

Bradley and Tina Hillstrom sold the house.

Former National Hockey League player and Hall of Fame inductee, Mike Modano, and his wife, Allison Micheletti Modano, a profession­al golfer, purchased a modern farmhouse-style estate in Phoenix’s Tierra De Paz community.

The Arcadia-area mansion was built in 2019 and features a formal dining area, white oak wood flooring and a separate guest house. The 6,712-square-foot house has four bedrooms and 5 12 ⁄ bathrooms.

Ryanne Michael Enterprise LLC, a Delaware limited liability company, sold the home.

$3,250,000

Tyler Blackwood purchased a 5,605square foot house in Scottsdale’s 6500 Camelback Amended enclave.

The cul-de-sac lot estate has four bedrooms and 4 12 ⁄ bathrooms. Grounds of the estate offers views of Camelback Mountain and includes an outdoor fireplace and a putting green. William and Anne Kirker of Calgary, Alberta, sold the home.

$2,900,000

Matthew and Mardi Troka of North Barrington, Illinois paid cash for a 6,838square foot mansion in Scottsdale’s Whisper Rock community. Matthew Troka is the former senior vice president of product and partner management at CDW, LLC.

The single-level mansion has five bedrooms, 5 12 ⁄ bathrooms and was built in 2015. The home features furniture-grade cabinetry and an oversized four-car garage.

Grounds of the 2.8-acre estate include a heated pool, spa and a built-in barbecue area.

Brian and Deborah Hennessy, sold the home. Brian Hennessy is the founder, president and CEO of Titan LED, a lighting manufactur­er based in Phoenix.
