City approves 45 townhomes

A community of 45 townhomes and a commercial area were approved 5-0 on June 4 by the Powder Springs City Council.

Also, the developer Paran Homes will install a traffic signal at Sweetwater Road and U.S. 278 (C. H. James Parkway).

Sweetwater Townhomes by Paran Homes will be no more dense than 7.91 units per acre on 5.69 acres. Theywill range in size from1,800 square feet to up to 2,400 square feet.

Each home will have an attached two-car garage and a 22-foot-long driveway to accommodat­e two more cars without encroachin­g on the sidewalk.

Paran Homes will provide 24 additional guest parking spaces for a total of 114 parking spaces, including the garages, driveways and guest parking spaces.

No more than 10 percent of the townhomes will be leased and for no longer than one year with the remaining 90 percent only for sale.

Also, no fencing will be allowed on townhome lots.

A third-party management company will have to be hired by the HOA to manage the HOA’s daily operations and monies and ensure proper insurance “until such time as the HOA makes a determinat­ion that it can undertake such responsibi­lities.”
