City breaks ground on $200M developmen­t

George Berkow Inc., Novare Group and Batson-Cook Developmen­t Company have officially broken ground on the residentia­l component of a $200 million mixed-use town center developmen­t in Lawrencevi­lle.

Called SouthLawn, it will add more than 600 residences, more than 15,000 square feet of retail space and a town green in close proximity to the historic downtown. It will connect city hall and the police station with the Lawrencevi­lle Lawn and create a walkable environmen­t.

The residentia­l developmen­t will include urban-style threeand four-story apartments and townhomes, and single-family detached cluster houses.

The multi-family residences will include two offerings: SouthLawn Luxury Apartment Residences, which will be three- and fourstory urban apartments along Clayton Street in a town-center format, with an elevated pool area looking over the developmen­t, and Conclave, a four-story building with larger residences on a 1-acre park.

The single-family and townhome component, led by George Berkow, Inc., will have over 150 home sites. for a planned mixed-use developmen­t with multi-family and commercial uses. The project, on approximat­ely 9 acres along Buford Highway between Russell Street and Chicago Street, would contain up to 233 residentia­l units and a minimum of 10,000 square feet of commercial space at street level.

According to city documents, 4 percent of the residentia­l developmen­t will contain three-bedroom units, with up to 41 percent built as two-bedroom units. Remaining units will be one-bedroom or studio units. The average size for all must be between 900 and 1,000 square feet.

Conditions of the approved zoning include a requiremen­t for a Comprehens­ive Pedestrian Plan. The plan must include a minimum 10-foot pedestrian facility connecting all buildings to Buford Highway, King Street and pedestrian facilities in the adjacent Solis project.
