Projects seek design changes

Tweaks are planned for several previously announced Downtown apartment and mixeduse projects, so they are back on the agenda for the Downtown Commission meeting next week, months after plans were initially unveiled.

They are located in three fast-changing corridors along East Long Street, North 3rd Street and East Main Street.

A mixed-use building being developed by the Denver office of Charles Street Investment Partners, at 230 E. Long St., has been scaled back to seven stories from the eight proposed early this year. It originally was proposed last year as a sixstory building.

Plans for that Long Street project call for ground-floor retail and parking with six floors of apartments above. The renderings from project designer Architectu­ral Alliance show staggered heights fronting the street, breaking up the facade.

Schottenst­ein Property Group’s project at 150-156 N. 3rd St. is a renovation of a historic commercial building, with the addition of an L-shaped adjacent residentia­l space with parking underneath.

Originally presented on a conceptual basis last year, the design of the residentia­l building features clean lines with balconies on some units. Jonathan Barnes Architectu­re and Design is the architect on it, as well as on the 195 E. Main St. project.

That Main Street project, dubbed the Harlow, is a six-story residentia­l building with ground-floor retail. Renderings show a bold modern design with a light, clean facade offset with a dark zig-zag stripe. The ground floor lobby/ restaurant level features floor-to-ceiling windows. Above it on the second level is a large outdoor deck facing the street.

The office of Jonathan Barnes did not respond to a request for comment on its designs.

The Downtown Commission will meet on Tuesday.
