Starbucks, Hammer & Nails first in The Corners
Hammer & Nails, a grooming shop for men, and a Starbucks coffee shop will be the first tenants at The Corners, a 13acre development on the northwest corner of Frantz and Rings roads in Dublin.
Three buildings and a new cityowned park make up the first phase of The Corners.
Starbucks will occupy the 2,260square-foot building at the southwest corner of Blazer Parkway and Frantz Road, said Paul Ghidotti, president of the Daimler Group, the developer of The Corners.
Just to the south of the future Starbucks, two more buildings will be constructed, one 12,600 square feet and the other 8,280 square feet, for commercial use, Ghidotti said.
Construction of the future Starbucks and the 12,600-square-foot building is underway, Ghidotti said. The Starbucks and Hammer & Nails should be open by the end of the second quarter of 2022, Ghidotti said.
Other tenants in the development are yet to be determined, but restaurants are typical uses at the ends, with service-industry businesses between, Ghi
dotti said.
“The market will dictate the size of the other tenants (that will occupy the building),” Ghidotti said, as well as when construction would begin on the second commercial-and-retail building.
The Daimler Group is investing about $10 million in the first phase of The Corners, which includes the construction of a yet-to-be-named city park that will serve Dublin residents and the employees of the adjacent businesses, he said.
The city and Daimler Group are splitting the $3.6 million cost to build the park, with the developer eventually being reimbursed with revenue from a tax-increment-financing district, or TIF, applicable to the development, Ghidotti said.
A TIF locks in the taxable worth of real property at the value it holds before construction, diverting resulting incremental revenue to designated uses.
About 7 12 ⁄ acres, including almost 4 acres for the park, are being developed in the first phase, Ghidotti said.
City officials say they are pleased construction is underway.
“We are very excited to see the first buildings take shape at The Corners,” said Colleen Gilger, the city’s economic-development director.
“With new office spaces, restaurants and a public park amenity, we know the area will be attractive to residents and businesses alike.”
