Huge new subdivision proposed near Collierville
A massive gated neighborhood of half-million-dollar homes is proposed for unincorporated Shelby County, just south of Collierville.
The Collierville-based Quinn Road Partners proposes a 543-lot development on 177 acres bordered in part by Quinn Road to the west, and Quad County Road and Interstate 269 to the east.
The development, dubbed Quinn Ridge, would be built in 14 phases of 20 to 54 lots each over at least 10 years, but county planning director Josh Whitehead said the overall scope is huge.
“Most of the single-family developments that have been processed by my office since I arrived in 2010 have been infill projects, which typically contain two to six lots, but can sometimes contain up to two dozen,” Whitehead said last week.
“This project is the largest single-family proposal that has been requested in our jurisdiction (the city of Memphis and unincorporated Shelby County) since I’ve been here,” he said.
“The Colonial Country Club proposal may have involved more housing units, but many of those were senior living and multi-family,” he said.
The Quinn Ridge land is owned by Carolyn Porter and the Elizabeth Harbin Family Trust.
The developer filed an application for approval of an outline plan by the Land Use Control Board, which will consider the proposal at 10 a.m. June 14 at Memphis City Hall.
Quinn Ridge would be a gated community with private streets. The neighborhood would be marketed to empty-nesters and retirees, although no age restrictions would be imposed on who owns property there, the application states.
The developer will require that the homes be no smaller than 2,500 square feet each, the application states. The minimum lot size is 6,000 square feet.
The developer estimates the average price of the homes will be $500,000 and that the homes will generally be four bedrooms. The land there is undeveloped. All property owners would be required to be members of the Quinn Ridge homeowners association, which would be responsible for the maintenance of the private roads and common areas.
A neighborhood swimming pool will be part of the development. A “distinctive” entrance will be built at Quinn Road, which will serve as the entry/exit point for the 184-lot first phase. The developer anticipates 10 years will go by before all 543 houses are built.
Nearly 30 percent of the acreage will be preserved as open space, and access to most homes will be from a rear alley.
An architecture review committee will be established to ensure the appearance of the houses.
The planned development is within the Collierville annexation reserve area.
A traffic study commissioned by the developer and attached to the application states that no area road improvements would be required in part because retirees make fewer trips in their vehicles.
