Tap Room, final phase of The Brewery, to launch

Tennessee Brewery developers expect to begin constructi­on this summer on the mixed-use project’s final phase, the Tap Room.

495 TN Partners, which saved the historic brewery from demolition, has applied for a nearly $13 million building permit for a vacant lot at 496 Tennessee, the southeast corner of Butler and Tennessee.

A developmen­t group led by Billy Orgel, Jay Lindy and Adam Slovis last year won approval for tax incentives for the Tap Room, 121 apartments and 1,600 square feet of commercial space.

Developers said the phase was ahead of schedule because of strong interest in the Brewery rehabilita­tion, new apartments dubbed the Wash House and the Bottle Shop, a parking garage with apartments upstairs.

Shapiro & Co. is project architect for the Tap Room, and Patton & Taylor Enterprise­s is contractor.

The project should be completed by the second or third quarter of 2019, Lindy said.

It will complete a more than $40 million investment yielding about 275 apartments plus commercial and office space. It began in 2014 with the group’s decision to save the Tennessee Brewery, a 128-year-old landmark that sat vacant and deteriorat­ing for decades.

The historic building, with 46 apartments and 13,000 square feet of office/ commercial space, is leasing well, Lindy said. Orgel's Tower Ventures, a communicat­ions tower developer, will move its offices into The Brewery in June, Lindy added.
