Collierville developer plans a new gated community

Collierville developer David Halle is proposing a new gated community of three-bedroom houses at Poplar and Bailey Station Road near Bailey Station Elementary School.

The 59 homes would be built starting in 2019, and designed to sell to adults 55 years and older for about $400,000 each.

“There’s a real large demand in Collierville for senior living,” Halle said.

Ranging from 2,400 to 2,600 square feet, some of the houses would be one floor and others one and a half story.

“The homes are designed with windows on the front and rear of the house, and the maximum amount of windows and glass on one side of the house,” Halle said. “This will give many of the homes an area of 100 feet by 30 feet of a private garden area. The adjoining home will have no windows or dormer windows looking into the neighbor’s private garden area.”

The development would include a lodge hall for residents for meetings and social events as well as a pool. About 15

acres would be comprised of the residential lots, plus about 5 acres along Poplar zoned for office buildings.

The project got approval in June from the town’s planning commission, and a final vote on the proposal is projected for September.

“On a personal note, the development is something I have wanted to do for some time now,” Halle said.

“I feel this is something that there is a need and a demand for — this type of senior community with one level living, convenient to shopping, doctors and all the very positive things that Collierville offers.”
