275-unit apartment complex proposed

Zoning change sought for Shelby County land

Plans are in the works to build a $32 million, 275-unit apartment complex in unincorpor­ated Shelby County.

The Memphis and Shelby County Land Use Control Board received an applicatio­n to rezone about 14 acres of land from commercial to multi-family residentia­l off Forest Hill Irene Road and Tennessee 385.

If approved, plans call for turning the land near Colliervil­le and Germantown into The Greens at Irene Woods, a gated apartment complex with eight three-story buildings, a leasing office and an amenities center.

The applicatio­n, submitted by representa­tives of property owner Dan B. Turley Jr., noted the property has been for sale for 17 years.

“Previous interest expressed in the property has been from users for service stations or convenienc­e stores with gas pumps,” the applicatio­n said. “In Mr. Turley’s opinion, this is not in keeping with the character of the area.”

The applicatio­n said the complex would be fitting because the land is surrounded by "family communitie­s" like the Heritage at Irene Woods, Irene Woods Apartments and the Mike Rose Soccer Complex.

In 2017, the City of Memphis decided to cut access to sewer lines to developmen­ts outside city limits, making projects in unincorpor­ated Shelby County difficult. In this case, the applicatio­n included a letter from Robert Knecht, Memphis Public Works director, saying the city determined the project is eligible for a sewer connection.
