Don’t set up artificial deadline when shopping for home
Spring and summer are considered prime home-buying time. But don’t overlook the possibility of finding just the right home in autumn.
If you go home shopping in the fall, you have some advantages beyond cooler temperatures. The summer buying season will have begun to slow down. You might encounter more motivated sellers.
So it can be a great time to search for a new home.
And with football in full force, let’s borrow a little football lingo: This is a perfect opportunity for you to gameplan with your REALTOR® and see if there is a good deal to be had in your preferred neighborhood.
But what you don’t want to do is get so caught up in the calendar and the clock that you feel like you’re running one of those football two-minute drills. If you’ve watched much football, you know sometimes quarterbacks force things because they feel the pressure of the ticking clock.
Don’t fall into that trap. Yes, it is fun to think about entertaining in your new place during the holidays. The aroma of a roasted turkey and freshly baked pies. Holiday lights inside and out. And enjoying the fellowship of family and friends in your new home.
But becoming obsessed with that dream can turn on you if you start to feel like you’re rushing your decision. Realtytimes.com provided some good tips to keep you balanced as you shop for a home in the fall. Here are some of them, with some comments of my own included:
Get preapproved. The key here is learning what price you can comfortably afford. Be honest with yourself. Decide on the right size for your home. Bigger might be better, but not always. A sun room, for instance, might be more important than having a fifth bedroom and fourth bath. Consider your commute. After closing is a bad time to decide you really can’t stand the 35 minutes each way back and forth to work. Is the home a good fit with your lifestyle? Consider your activities, how you like to entertain, places for the kids to play or the dog to run. Be willing to update on the front end. The market is pretty active now so it might be tough to get help from the seller. The sooner you do updates yourself, the happier you’ll likely be. Could your home accommodate an office? More and more this is a good question for people to ask. A lot of telecommuting still going on and if that’s a likely scenario, it’s just as crucial you have a good workspace as a comfortable family room. Lastly, do look at the timing again. Ask yourself if you have created an artificial deadline – Thanksgiving, Christmas, New Year’s. Real deadlines are one thing, but none of us needs unnecessary stress.
Once you have worked all this out, begin your fall home shopping with enthusiasm. Even if you can sense a self-imposed deadline in the back of your head, you have plenty of time to find a home without feeling rushed. Your REALTOR® stands ready to help.
