Need a `Wow Factor? Try a deck
The next perfect house you see will be the first. No house is perfect.
Maybe the kitchen’s pantry is on the small side. Maybe the bonus room is just a touch narrow. Or maybe it’s so big you don’t want to use it as a child’s bedroom and, for a few years, that’s what you need to do.
Those shortcomings might stop a sale, but they also can be overcome – as can other limitations – if the home you are trying to sell has that “wow” factor somewhere.
What is that “wow” factor? It’s the one thing the potential buyer can’t stop thinking about long after driving away from your property.
Often, that wow factor comes down to the buyer being able to see himself or herself relaxing and enjoying the new home. That mind picture might form in the family room, around the kitchen table, or even in a killer master bath.
But probably more often the potential buyer imagines himself enjoying a Florida room or stretched out, cold drink in hand, on a beautiful deck.
Here’s a tip: adding a room, even a Florida room, is a lot more expensive than creating atmosphere with a new deck or making major improvements to the old one. Think about it: Porches are rather limited and are out front, so they don’t afford any real privacy. You don’t see people grilling on their porches.
Patios are nice, but again they can feel a bit limiting when compared to a deck. An article at realtytimes.com described decks as “living, natural additions that effectively blend into the landscape while adding extra entertaining space for less money than a porch or addition.”
That says it.
You easily can build a deck for under, say, $12,000. I’m confident that in our market, if you build on the small side, you can do better than that. If you’re handy and can do the project yourself, you might do a lot better.
Also, while outdoor kitchens are all the rage, you can raise the value of your home with a nice deck without going to the added expense of electrical wiring and plumbing.
Decorating and good taste really matter here, so if you know you don’t have it don’t be afraid to ask someone who does. Your REALTOR® might have a nice eye for this – I know plenty of colleagues that do – but if he or she doesn’t, no doubt your REALTOR® can find you someone to help.
Best of all, a deck can be built to suit just about any style of house or backyard. Put in a little new landscaping in just the right places and you’ve upgraded your entire house.
Consider it a matter of, well, stacking the deck in your favor.
